Buying your first home is an exciting milestone, however navigating the costs involved can feel overwhelming. Between saving a deposit, understanding borrowing capacity and covering upfront expenses, many first home buyers are surprised by just how much there is to consider.

The good news is there’s plenty of support available to first home buyers across Australia, including government grants, concessions and assistance schemes. You may be eligible for a range of incentives designed to help you get into your first home sooner and reduce some of the upfront costs involved with building your new home.

Here’s a simple guide to the key first home buyer grants, concessions and incentives available across Australia in 2026. It’s a good idea to speak with your mortgage broker or bank to understand which options may be available to you.

Federal

First Home Guarantee (FHBG)

The First Home Guarantee scheme allows eligible Australians to purchase a home with as little as a 5% deposit without paying Lenders Mortgage Insurance (LMI). There are a few different programs available to home buyers through the home guarantee scheme and property price caps vary between states and regions.

Family Home Guarantee

Eligible single parents or single legal guardians of at least one dependent may be able to purchase a home with just a 2% deposit and no LMI through the Family Home Guarantee. Property price caps apply depending on location.

Help to Buy Scheme

The Federal Government’s Help to Buy Scheme provides an equity contribution of up to 40% of the purchase price for new homes and up to 30% for existing homes, reducing the amount buyers need to borrow. Income limits and eligibility criteria apply.

First Home Super Saver (FHSS) Scheme

The First Home Super Saver (FHSS) Scheme allows Australians to boost their home deposit savings through superannuation. First home buyers can make voluntary super contributions and withdraw up to $50,000 to help fund a home deposit, potentially benefiting from concessional tax treatment. Eligibility criteria apply.

Western Australia

In addition to the available Federal schemes, Western Australian first home buyers may also be eligible for:

  • A $10,000 First Home Owner Grant for eligible new homes
  • Stamp duty concessions or exemptions on eligible purchases
  • Additional stamp duty concessions for eligible off-the-plan properties

In addition to the available Federal schemes, Victorian first home buyers may also be eligible for:

  • A $10,000 First Home Owner Grant on eligible new homes
  • Stamp duty concessions and exemptions on eligible properties

  • A $30,000 First Home Owner Grant on eligible new homes
  • No stamp duty on eligible new builds

  • A First Home Owner Grant of up to $15,000 on eligible properties
  • The HomeStart Shared Equity Option, where the government contributes up to 25% equity toward a property purchase, reducing the loan size and borrowing requirements

  • A $10,000 First Home Owner Grant on eligible new homes and house and land packages.

  • Deferral of stamp duty payments on eligible off-the-plan properties
