Peet, in partnership with Tokyo Gas Real Estate Australia, has today launched South, a new master-planned community at Onkaparinga Heights that will deliver approximately 320 homes in the heart of southern Adelaide’s newest growth corridor.

South will be the first community to bring house and land packages to market within the newly rezoned Onkaparinga Heights precinct when sales open on 25 July, offering buyers entry into a region of Adelaide that has experienced a shortage of new residential development for decades. The launch responds to growing demand from buyers who want to enjoy the lifestyle offered by Adelaide’s southern suburbs but have found limited new housing options available.

Located on an elevated 17.8-hectare site between Gates Road and Hepenstal Road, South sits 32 kilometres from the Adelaide CBD with direct access to the Southern Expressway. The new community is positioned within 15 minutes of Port Noarlunga beach and McLaren Vale, close to the Onkaparinga River National Park, and connected to the metropolitan rail network via Seaford Meadows station.

New allotments will start from $355,000, with lots averaging 350 square metres. The community will include significant open space, future childcare facilities, and a planned display village of 15 to 20 homes – the first of its kind in the immediate area.

Mark Devine, Peet’s State Manager for South Australia, said South represents a rare opportunity to bring quality new housing to one of Adelaide’s most desirable lifestyle regions.

“Adelaide’s south has always been one of the city’s best-kept secrets, but the reality is that new housing supply simply hasn’t kept pace with demand in this part of the market,” Mr Devine said. “For a long time, if you wanted a new home in Adelaide’s southern suburbs, your options were limited. South changes that. We’re delivering a new community that gives buyers access to the coast, hills, wine country and everything that makes living down south so appealing, with land starting from $355,000.”

The broader Onkaparinga Heights precinct was rezoned from rural land to a Master Planned Neighbourhood Zone in 2023, following a state government initiative to unlock housing supply in Adelaide’s southern suburbs. The precinct is eventually expected to accommodate more than 2,000 new homes.

South builds on Peet’s significant track record in Adelaide, including the innovative Fort Largs community, which was named Project of the Year and Best Masterplanned Community at the 2026 National UDIA Awards for Excellence.
