After 22 years of thoughtful planning, collaboration, and community-building, The Village at Wellard Estate has officially sold its final lot – marking the end of an extraordinary era in Perth’s southern corridor. Together with our Joint Venture partner DevelopmentWA, we celebrate not just the completion of a masterplanned community, but the creation of a vibrant, connected, and enduring legacy.

A Vision Realised
The story of The Village at Wellard began in 2003, with a bold vision to redefine community living in Western Australia. As the first greenfield, transit-oriented village in the state in over 50 years, it was designed to be more than just a neighbourhood – it was envisioned as a place where connection, opportunity, and growth could flourish.
Since its inception, the estate has set new benchmarks in innovative urban design, product diversity, and social and environmental sustainability. Now home to over 3,000 families, Wellard has grown into a vibrant and inclusive community.
Over the past two decades, Peet and DevelopmentWA have delivered on their promise, creating a dynamic and resilient community shaped by thoughtful design and strong collaboration.
The development was anchored around the Wellard Train Station, forming a walkable, transit-oriented hub supported by:
- The Wellard Square Shopping Centre and John Wellard Community Centre
- 17 hectares of retained bushland and 10 hectares of wetlands
- 28 hectares of parks and recreational spaces, connected by walking and cycling paths
- A mix of public and private schools, childcare centres, and community facilities
- A series of iconic public art pieces that complement the natural environment
The Power of Community
The success of The Village at Wellard is deeply rooted in its people. Residents, stakeholders, and community groups have played a pivotal role in shaping the estate’s identity. From the Stakeholder and Community Environmental Reference Group who helped shape the sustainable community that we see today, to the Wellard Village People Town Team, the community has been actively involved in creating a place of connection, belonging, and shared purpose.
Likewise, groups such as the Wellard Walkers, Friends of Wellard Bushland, Wellard Mums and Bubs, and Women of Wellard have contributed to a thriving, activated neighbourhood. The Wellard Community Pavilion Working Group who were instrumental in securing funding for the John Wellard Community Centre, a vital hub for local engagement.
One standout initiative is the Ngulla Community Nursery, a collaborative project that addressed youth unemployment while contributing to environmental sustainability. Recognised nationally, it became a cornerstone of social development in the region.
Another highlight was the 7 Day Makeover of The Strand in 2023, where the community came together to transform a public space in just one week – earning state and national recognition and showcasing the power of collective action.





A Lasting Legacy
As Peet and DevelopmentWA step back from their development roles, the legacy of The Village at Wellard continues through its residents and the broader community. To commemorate this journey, we’re proud to introduce “The Story of The Village at Wellard” – a book that captures the spirit, milestones, and voices of the community.
This book is a heartfelt tribute to the people who made Wellard what it is today, celebrating the transformation of a vision into a vibrant reality and honours the collective effort that shaped this remarkable place.
